    Since 1982 appraisals have been provided on residential properties, Condominiums, PUD properties, vacant residential sites, small income property, and roposed construction. With many years of experience in the Sacramento, Placer & El Dorado county areas, and West Sacramento,  the appraiser provides  quality appraisals which meet the requirements of USPAP and recognized appraisal practices.

    Appraiser is Expert Witness qualified in three counties and the Federal court in Sacramento.  Does general litigation appraisal related to residential use properties.

    Appraiser is qualified to do detailed or general reviews.  Teaches course work in review appraising.

    • FHA approved. Since 1986. Purchases, refinances and Reverse Annuity Mortgage programs.  Teaches classes on FHA appraisal.
    • Foreclosure Appraisals.
      Appraiser has more than 20 years of appraisal experience in appraisals for foreclosure, preforeclosure, REO, distress condition properties. Provides appraisals for pre foreclosure, post foreclosure, Short Sales, distress property conditions. Appraiser has a thorough understanding of the issues regarding appraising properties in short sale and foreclosure.  Cost to cure, "as is", "as repaired" and "quick sale" concepts.  In addition to doing foreclosure and short sale related appraisals appraiser also teaches a class on foreclosure appraising.
    • Retrospective and Review Appraisals.
      Appraisals for retrospective valuations related to lenders needing appraisals on same date of prior appraisals.  In lieu of a same date of value appraisal to compare against a previous appraisal a Review appraisal can be completed.

              Forensic appraisals can be completed including trend lines in graphs as to            market change.   Forensic appraisals include contact with property owners            and verification of specific property conditions at time of appraisal. This type            of appraisal is associated with litigation and appraiser licensing complaints.            Residential properties including detached or attached styles. This includes            PUD, Condominiums, foreclosure and lender owned properties.  

    • Mortgage Appraisals.
      FHA & Conventional appraisals for all types of residential properties including Detached, Attached, PUD, Condominiums, Ranchettes, Duplex to Four-plex property types.  Proposed construction and prospective value appraisals are completed.   Provides appraisals for lenders needing foreclosure, lender owned property (REO) and short sale properties. Appraisals for PMI removal requests are also provided.
    • Relocation Appraisals.
      CRP designated appraiser since 1991.  Appraised for relocation assignments since 1985.   Has completed the ERC Relocation Course on appraising relocation properties.  Appraiser is listed in the ERC directory.  Provides appraisals for government transferees.   Designated appraiser with IFA designation through the National Association of Independent Fee Appraisers.
    • General Residential Appraisals.
      Expert witness qualified. For private parties, lenders, attorneys.   Litigation for divorce, estate, trust, probate and other legal matters relating to residential real estate.  Has appraised for use in IRS matters and litigation appraisals.  Can provide appraisals for tax assessment appeals.  
    • PMI removal appraisals to allow borrower to apply to remove Private Mortgage Insurance subject to criteria of lender requirements. You are encouraged to call for important information related to properly handling this process!
    • Experienced  Residential Real Estate Appraiser. 
      California State Certified Residential Real Estate Appraiser, license AR001585,  with appraisal experience in same market area since 1982. More than 10,000 appraisals completed.  Designated appraiser from the National Association of Independent Fee Appraisers - IFA.  RAA designation from the National Association of Realtors Appraisal Section and CRP designation from the Employee Relocation Council.
    • Service Area:
      Sacramento; western Placer form Colfax to Sacramento; western El Dorado County areas from Placerville to Sacramento.  West Sacramento properties also appraised. Nevada county area can be covered on a time available basis.  Central valley area of California. Cannot provide appraisals in Lake Tahoe locations and locations east of Auburn or Placerville. No appraisals are done in other areas of Yolo, Sutter, Yuba, Amador, Solano or San Joaquin county areas.
