    COMMERCIAL REAL ESTATE FEES

    • Restricted Use Appraisal Report - ( Fees start at $750 & up By Quote Only)
      (Typically 2 - 10 pages) Can include a drive-by or on site inspection, cataloging of property chracteristics, photographs, and the value opinon. For an additional fee it can be expanded with a quick overview of market conditions and a brief listing of comps or expanded into a summary report later. This type of report is Restricted for sole & exclusive use of the client and not for third parties. Can be used for a preliminary value and first step in determining how to proceed in a litigation matter, lender internal use, buy or sell decisions, and other limited intended uses. Not to be used for underwriting a loan. Research on  comparable sales, rents, spread sheets, and other data are retained in the appraisers work file. Fees depend on complexity and difficultly of the assignment, property type, location, and other factors. 
    • Summary Appraisal Report -  (By Quote Only)
      (Starting at $1,500 & up for form reports & $2,500 & up for Narrative Reports) 
      (Typically 25 - 60 pages). Typically, includes an on site inspection, photographs of the subject & comps, market trends and conditions, zoning, highest & best use, three approaches to value, if applicable. Typically used by owners, lenders, developers, limited IRS matters, and attorneys). Fees depend on complexity and difficultly of the assignment, property type, location, and other factors.
    • Self Contained Appraisal Report - (By Quote starting at $3,500 & up) 
      (Typically 60 - 200 page Narrative report). Typically used by lenders, developers, governmental agencies, and for potential use in complex IRS and court cases. Fees depend on complexity and difficultly of the assignment, property type, location, and other factors. 
    • Appraisal Reports prepared under IRS Real Property Valuation Guide Lines or for litigation typically require additional documentation. Fees are by quote starting at $2,500 and up depending upon the complexity and difficultly of the assignment and the property type.

      Commercial Form Reports - UCIAR - 71B & 71A (Short & Long)
      Acceptable to lenders in many cases and can be used in Non-Complex IRS Valuations with appropriate documentation to comply with IRS Valuation Guide Lines.

    UCIAR Commercial Real Estate Appraisal Form Reports - Commercial & Industrial Properties 
    15 to 30 pages - Fees starting at $1,500 & up depending on short or long form, complexity and difficultly of the assignment, property type, location, fee simple, leased fee, leasehold, and other factors.

    Form Reports - Single Family Residences Home & 2-4 Units
    (Non-Standard or Custom Homes CALL FOR QUOTE) Fees - fees are based upon the difficulty of the assignment and the surrounding average neighborhood price range for a particular neighborhood. Fees are not based upon the value of the subject property. The listing of average neighborhood price range stated below is only used as a cursory guide and is one of many factors used to determine the difficultly of an assignment. Properties that are considered complex properties are more difficult and require more time and therefore a quote. ** Turnaround times start from inspection date are not guaranteed and can vary depending upon work load.
